Conveyancing for mortgage brokers in Queensland
Your client needs their loan and their contract to work together. Speak directly with Erin Wilkinson about pre-signing advice, finance deadlines and the legal steps to settlement.
A local solicitor you can speak to
Erin is a solicitor with years of Queensland conveyancing experience before her admission. Michael Klein, our Legal Practice Director, has practised since 2003. We work from Golden Beach and Scarborough, supporting Queensland property clients including those on the Sunshine Coast, Redcliffe Peninsula and Fraser Coast.
The relationship starts with a conversation, not a referral quota. Your client chooses their lawyer; our legal advice is for them. Before sharing matter updates with a broker, we agree the client's authority and the best way to stay in touch.

01
Make the introduction
Ask your client to contact Erin, or get their permission to introduce them. Flag any signing or finance deadline. We confirm whether we can act, the scope and the next steps.
02
Align the contract and finance dates
The client receives legal advice on the contract. With their authority, we coordinate with you on finance milestones, required notices and any proposed extension. An extension is not effective simply because it has been requested.
03
Prepare for settlement
We work through the legal settlement requirements and coordinate with the lender and other parties. With the client's authority, agree how readiness, any changed date and settlement completion will be communicated.

Broker questions
Can my client speak with you before signing?
Yes. We offer a free, no-obligation pre-signing contract review. Contact Erin with the proposed signing deadline so we can confirm availability and what documents are needed. Do not assume a review is complete until your client receives our advice.
Will you keep me informed?
We need your client's authority before discussing their matter with you. At the start, agree who should receive updates and which finance and settlement milestones matter. Legal advice remains between us and the client unless they authorise its disclosure.
Is finance approval the same as satisfying the contract's finance condition?
Not necessarily. The contract wording, approval terms and notice requirements matter. Let us know when the lender issues its decision, and we can advise the client about the contractual steps. Do not assume a pre-approval or lender email satisfies the condition.
What should I send with an introduction?
Start with your own contact details, brokerage and the proposed deadline. Ask the client to contact us directly, or obtain their permission before passing on their details. We will confirm whether we can act and how to provide the contract securely.
Can you help a broker based outside Queensland?
Yes, if the property matter is in Queensland. We have offices in Golden Beach and Scarborough, with Scarborough appointments by arrangement. Contact us to discuss remote instructions, identification requirements and the client's circumstances. We do not have a Hervey Bay office.
Are off-the-plan contracts and guarantor advice covered by the standard fee?
Do not assume they are. Off-the-plan purchases, commercial matters and independent guarantor advice need their own scope and quote. Tell us what is involved before your client commits to a fee or deadline.
Prefer email? erin@coastsidelaw.com.au. Contact us first to arrange secure document delivery.
General information only, not legal or financial advice. An introduction does not mean we have accepted instructions or can meet a particular deadline.
