Buying in Noosa Heads, Noosaville, Sunshine Beach or Tewantin? Tell us whether you want a home or a holiday investment before you send the contract. In a holiday market, it is easy to focus on the projected income and leave the legal basis for that income until later.
For short-stay plans, the property’s planning approval and Noosa Council’s applicable accommodation requirements need checking. Scheme records and any proposed letting agreement matter too, but body corporate by-laws are not a substitute for planning permission. An agent’s income estimate is not a guarantee that your intended use is lawful or profitable.
Noosa Shire Council is a separate local authority from Sunshine Coast Council. It has its own planning scheme and property searches. Council cautions against relying on its indicative flood overlay mapping for real-estate decisions; ask about an appropriate property flood search rather than treating a map screenshot as a complete answer.
With an apartment, ask about levies, insurance, repairs and the terms of any letting agreement you will sign. With a house, explain your intended renovations so we can discuss relevant approvals and title enquiries.
