Where a property is in a letting pool, the management rights agreement drives both your income and your resale. Term, remuneration, the caretaker's obligations and the split between letting agent and owner all need reading before you commit, because you inherit that arrangement on settlement.

For sellers, the Form 2 seller disclosure statement has been mandatory since 1 August 2025 and must be given with the prescribed certificates before the contract is signed. In a body corporate scheme that means the community management statement and body corporate certificate as well. We prepare it properly so a buyer cannot walk away late in the transaction.

What we watch for in Noosa

Short-stay letting rules

Noosa's local laws and the scheme by-laws both bear on whether short-stay letting is permitted. Buying on the assumption that it is, without checking, is the most expensive mistake made in this market.

Letting pools and management rights

If the unit is in a letting pool, we read the management rights and letting agreement — term, remuneration, exit rights and what happens if you want to manage it yourself.

Body corporate financial health

Sinking fund adequacy, insurance valuation, defect history and special levies for older beachfront blocks. Coastal buildings age expensively.

Planning overlays and vegetation

Noosa's planning scheme is stricter than most of the coast. Height, vegetation, bushfire and coastal hazard overlays affect what you can build and how much of the site you can actually use.

Can I let my Noosa unit out short-term as an Airbnb?

Only if the scheme's by-laws permit it, the building has the right planning approval, and the arrangement complies with Noosa Council's short-stay accommodation local law. Some buildings are approved for tourist accommodation, others are strictly residential. We confirm the position in writing before the cooling-off period ends rather than after you settle.

What is a letting pool and does it bind me?

A letting pool is an arrangement where an on-site manager lets units on owners' behalf and distributes income. If the lot is in a pool at settlement, you generally take it subject to the existing agreement. We review the terms, the remuneration and how you can exit before you sign.

Do I need to be in Noosa to use you?

No. Queensland residential settlements run electronically through PEXA — you verify your identity by video or through a local agent, sign digitally and funds move online. Our fixed fees are $990 inclusive of GST for a sale and $1,499 inclusive of GST for a purchase regardless of where on the coast the property is.
