Caloundra conveyancing covers a wider range of property than most Sunshine Coast suburbs: unit towers along Bulcock Street and Kings Beach, older post-war homes at Moffat and Dicky Beach, canal and waterfront property, and newer stock through Aroona and Little Mountain.
Unit purchases are where most Caloundra buyers get caught. The body corporate records tell you what the marketing does not — levy arrears, sinking fund position, special levies for building work, defect history, and whether short-term letting is permitted by the by-laws. Those searches need to be back and read before the finance date.
For sellers, the Form 2 seller disclosure statement has applied since 1 August 2025 and must be given, complete and with the prescribed certificates, before the contract is signed. Getting it wrong can give the buyer a right to terminate right up to settlement.

We deal with all of it in-house rather than referring you on.
What about the seller disclosure statement?
Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.
Do I have to come into an office?
No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there.
