Currimundi is an older coastal suburb and the housing stock shows it: 1970s and 1980s lowset brick homes, a good deal of original beach-shack stock that has been added to over the years, canal and lakefront blocks around Currimundi Lake, and newer townhouse and duplex infill on the larger original lots.
The recurring issue here is work that was done without approval. Enclosed carports, sunrooms and decks added in the eighties and nineties, garden sheds over the boundary, and pools fenced to a standard that no longer complies. It becomes the buyer's problem on settlement, so we check the council records against what is actually on the property while the contract conditions still give you leverage.
Anything near the lake or the beachfront needs the overlays read properly — flood, storm tide, coastal erosion and, on some blocks, an acid sulfate soil overlay that affects excavation. Those constrain what you can build later, which matters if the plan is to knock down and rebuild.

Buying an original Currimundi home
Much of Currimundi's older stock has been extended, enclosed or decked at some point in the last forty years, and not all of it went through council. We check the council record against what is on the ground, raise anything unapproved inside the condition periods, and deal with the pool safety certificate properly. It is far cheaper to negotiate that while the contract is still conditional than to inherit it.
Selling at Currimundi — Form 2 disclosure on older stock
Since 1 August 2025 a seller must give a completed Form 2 disclosure statement with the prescribed certificates before the contract is signed, and on older Currimundi homes the pool and any unapproved structure are exactly where sellers come unstuck. We prepare the disclosure as part of the $990 inclusive of GST sale fee and tell you plainly what has to be disclosed.

The house has an enclosed carport and a deck — should I worry?
It is worth checking, and we do it as part of the fixed fee. A great deal of Currimundi's added structures date from a period when approvals were treated casually. If council has no record of it, the cost of regularising or removing the work lands on you as the new owner, so it needs to be raised inside the contract's condition periods while you can still act on it.
Is Currimundi flood affected?
Parts of it are. Blocks around Currimundi Lake and the creek system carry flood and storm tide overlays, and some lower-lying land has an acid sulfate soil overlay that affects excavation. Overlay mapping is property-specific rather than suburb-wide, so we search the individual lot and tell you what applies to it.
What extra checks apply to a lakefront or canal property?
Who owns and maintains the revetment wall, where the tidal boundary actually sits, whether any pontoon or jetty has approval and remains within the lot or an authorised area, and whether the title carries an access or drainage easement. These are the items that most often surface late and cost money after settlement.

What about the seller disclosure statement?
Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.
Do I have to come into an office?
No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there.
