Baringa sits inside Aura, and almost every file here is a new-estate file: house and land packages, off-the-plan lots, first resales of homes only a few years old, and townhouse and duplex stock. The risk sits in the paperwork rather than the building — the developer's contract, the covenant, the sunset date and the disclosure plan.
House-and-land buyers sign two contracts. The land contract usually settles first, the building contract runs for a year or more afterwards, and finance has to cover both. We read the land contract, check the sunset date and the developer's right to change the plan, and tell you what the covenant will require of you once you build.
First resales bring their own issues: the covenant may still be running, the builder's warranty position matters, and any defect or incomplete landscaping work should be dealt with in the contract. Levies apply where the lot sits in a community title scheme.

Off-the-plan and house and land conveyancing in Baringa and Aura
A house and land package is two contracts, not one. The land contract usually settles on plan registration; the building contract runs for a year or more afterwards; and your finance approval has to cover both, often with a valuation done at different times. We read the land contract, check the sunset date and the developer's rights to vary the plan or extend registration, diarise every notification period, and flag the building contract terms that cause the most trouble later — progress payments, variations, completion dates and liquidated damages.
Estate covenants in Aura — what you are agreeing to
Aura's covenants are not boilerplate. They set build commencement and completion timeframes, approved external materials and colours, driveway and fencing standards, landscaping obligations and restrictions on parking and storage. They bind you after settlement and can be enforced. We set out in plain terms what the covenant will require of you before you sign, so the build you have in mind is actually permitted on the lot you are buying.
Selling a Baringa home — Form 2 disclosure on newer stock
Since 1 August 2025 the seller must give a completed Form 2 disclosure statement with prescribed certificates before the contract is signed. On newer Baringa stock that often means body corporate certificates for a community title lot, plus care with any remaining builder's warranty and unfinished landscaping. We prepare the disclosure as part of the $990 inclusive of GST sale fee.

What is a sunset date and why does it matter in Aura?
A sunset date is the long-stop date by which the plan must be registered. If registration is late, one or both parties may be able to terminate — and in a rising market that can mean losing the lot and buying back in at today's price. We check the date, the developer's extension rights and what notice you are entitled to.
Do you handle house and land packages in Baringa?

Duty is generally payable within 30 days of the contract becoming unconditional, which on an off-the-plan lot can be well before the plan registers and settlement happens. We tell you the assessed amount and the due date early, and confirm whether a first home, home or vacant land concession applies to your circumstances.
Can you act for me if I am buying in Baringa from interstate?
Yes. Identity verification is done remotely, documents are signed digitally where the law allows, and settlement runs electronically through PEXA. Interstate buyers make up a large share of the new-estate purchases we act on.

Solicitor or conveyancer — does it matter in Queensland?
Queensland does not licence non-lawyer conveyancers the way New South Wales and Victoria do; a property transfer here is legal work done by a law practice. The difference shows up when a file turns awkward — a caveat, a deceased estate on the title, a family transfer with a duty question, a contract that needs terminating. We deal with all of it in-house rather than referring you on.
What about the seller disclosure statement?
Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.
Do I have to come into an office?
No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there.
