Golden Beach conveyancing is our home ground. We are not a city firm servicing the suburb from a distance — the office is on Theresa Street, and we settle Golden Beach property most weeks of the year.

The suburb runs along the Pumicestone Passage from the Caloundra Bar down to Bells Creek, and its housing stock is a mix: original beach shacks, older canal and passage-front homes, and new builds on rebuilt blocks. Each carries a different set of contract risks — unapproved enclosures and decks on the older homes, revetment wall and pontoon obligations on the water, flood and storm tide overlays along the low-lying foreshore.

The other pattern here is the downsizer and the deceased estate. A large share of Golden Beach sales involve an executor selling, or an owner moving into care under a power of attorney. What about the seller disclosure statement?

Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.

Do I have to come into an office?

No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there.
