A house, a duplex lot and a home in a lifestyle community can be marketed in similar language while giving you very different rights. Send us the actual documents before deciding that it is a standard house purchase.
For a duplex or townhouse, a small body corporate is still a body corporate. Ask about shared insurance, maintenance, levies and any disagreement between owners. A quiet-looking complex does not tell you how those obligations are recorded or funded.
Near the beach or Currimundi Lake, investigate the particular address rather than assuming the outlook tells you everything. Planning controls, relevant coastal and flood information and approvals for existing work may matter if you want to renovate or rebuild. Council information and legal searches are not a substitute for inspecting the property or getting technical advice.
If you are moving into a manufactured-home park or retirement village, the site or residence agreement needs its own review. You may not be buying the land, and ongoing charges and exit costs can change the financial picture considerably.
