Redcliffe carries three quite different kinds of contract. There is the older post-war and 1960s housing stock through the back streets, where the risk is unapproved work and asbestos. There is unit and townhouse stock along Redcliffe Parade and the Suttons Beach end, where the risk sits in the body corporate records. And there is the estate sale, because Redcliffe has an older population than the Moreton Bay average and a large share of the homes we settle are being sold by an executor or under an enduring power of attorney.
The older homes are the ones that catch buyers. Enclosed carports, decks, patios and converted garages built decades ago without approval do not become approved with age — they become the buyer's problem after settlement, and an insurer can decline a claim on the strength of it. We search what council actually has on file rather than relying on what the marketing says.
Unit buyers should read the body corporate records before the finance date, not the week of settlement. Older Parade buildings have concrete cancer, balcony and window remediation histories, and the special levy for that work is often already voted on and sitting in the minutes. Once you have settled, you have bought the levy.

The unit I am buying has had building work done on the block. Should I be worried?
Not necessarily, but you need the records. What matters is whether the work is finished, whether it was paid for out of the sinking fund or a special levy, and whether any further stage has been voted on. A special levy struck before settlement can still land on you afterwards depending on the timing, so we check the minutes and the levy notices before your finance date.
I am selling my late mother's home in Redcliffe. What has to happen first?
You need the grant of probate before the property can be transferred or sold with a clear title, and a transmission application to put you on the title as executor. We can list and contract before the grant issues in many cases, provided settlement is timed to follow it. We handle the probate and the conveyance together so the estate is not paying two firms or waiting on a hand-off.
Is the house I am looking at in a storm tide or erosion-prone area?
Parts of the Redcliffe foreshore are. The overlays affect insurance cost, what you can build and, in some cases, what a lender will lend against. We order the relevant council and state searches and tell you plainly what they show while you still have a finance condition to rely on.

Solicitor or conveyancer — does it matter in Queensland?
Queensland does not licence non-lawyer conveyancers the way New South Wales and Victoria do; a property transfer here is legal work done by a law practice. The difference shows up when a file turns awkward — a caveat, a deceased estate on the title, a family transfer with a duty question, a contract that needs terminating. We deal with all of it in-house rather than referring you on.
What about the seller disclosure statement?
Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.
Do I have to come into an office?
No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there.
