Pelican Waters is a planned canal and golf estate, and its contracts look nothing like the older stock a few streets away in Golden Beach. Most files here involve one of three things: a canal-front home with a pontoon and revetment wall, a lot inside a community title scheme with covenants and levies, or a new release lot with a builder's contract sitting behind it.
Canal frontage is the detail buyers most often underestimate. The revetment wall, the pontoon and the jetty each have approval and maintenance obligations, and on some titles those obligations run with the land. We check what is approved, who maintains what, and whether the marketing photos match the approvals.
The newer releases around the marina and golf precinct come with developer covenants — build timeframes, materials, fencing and landscaping — plus disclosure obligations and, on off-the-plan lots, a sunset date. Those clauses bind you long after settlement, so they are worth reading before you sign, not after.
