Selling on the Redcliffe Peninsula? Get these ready before you list

If you're selling on the Redcliffe Peninsula, the legal work starts before the sign goes up. Queensland sellers now have to give buyers a disclosure statement before a contract is signed, so it pays to have it ready.

The disclosure statement must come first

Most sellers must give buyers a Form 2 disclosure statement and the required documents before the buyer signs. If it's missing or wrong, the buyer may be able to end the contract. Having it prepared early means you don't lose a keen buyer while it's being sorted.

What we'll ask you for

Gathering these early speeds everything up:

  • Your latest rates and water notices
  • Body corporate details, if it's a unit or townhouse
  • Any pool safety certificate, or confirmation there's no pool
  • Details of any approvals for extensions, sheds or granny flats
  • Your mortgage lender's details so we can arrange discharge

Mortgage discharge takes time

Banks can take a couple of weeks to process a discharge request. Lodging it as soon as you have a contract helps you settle on time.
