Sinking fund position, levy arrears, insurance, and any remediation or special levy history reviewed before your finance date — including what the minutes show has already been voted on.

Redcliffe conveyancing questions
Do you have an office in Redcliffe?
Our peninsula office is at 15 Fortune Street, Scarborough QLD 4020, about five minutes from Redcliffe, seen by appointment. Most Redcliffe files never need a visit — settlement is electronic and identity verification is done remotely — but you are welcome to come in, and we will visit at home if getting out is difficult.
The unit I am buying has had building work done on the block. Should I be worried?
Not necessarily, but you need the records. What matters is whether the work is finished, whether it was paid for out of the sinking fund or a special levy, and whether any further stage has been voted on. A special levy struck before settlement can still land on you afterwards depending on the timing, so we check the minutes and the levy notices before your finance date.
I am selling my late mother's home in Redcliffe. What has to happen first?
You need the grant of probate before the property can be transferred or sold with a clear title, and a transmission application to put you on the title as executor. We can list and contract before the grant issues in many cases, provided settlement is timed to follow it. We handle the probate and the conveyance together so the estate is not paying two firms or waiting on a hand-off.
Is the house I am looking at in a storm tide or erosion-prone area?
Parts of the Redcliffe foreshore are. The overlays affect insurance cost, what you can build and, in some cases, what a lender will lend against. We order the relevant council and state searches and tell you plainly what they show while you still have a finance condition to rely on.
More about conveyancing in Redcliffe
Coastside Law does conveyancing in Redcliffe from our peninsula office at 15 Fortune Street, Scarborough QLD 4020, about five minutes away, so Redcliffe conveyancing and conveyancing Redcliffe are handled locally by an admitted solicitor rather than a processing centre. The fee is fixed: $990 inclusive of GST on a residential sale and $1,499 inclusive of GST on a purchase, plus searches, transfer duty and registration fees at cost and quoted in writing before you engage us. Redcliffe's older housing stock is the reason to have a solicitor read the contract: extensions, carports, decks and converted garages built without approval, asbestos in pre-1990 homes, and storm tide or erosion-prone overlays along the foreshore. On Redcliffe Parade unit purchases we read the body corporate records for levy arrears, sinking fund position and any remediation special levy already voted on in the minutes. A large share of local sales are estate sales, and we handle the probate, the transmission application and the conveyance on the one file. Michael Klein, Legal Practice Director, has been admitted since 2003 and lives in the Moreton Bay region. Contract review before you sign is free, settlement runs electronically through PEXA, and there is no professional fee if a reviewed contract terminates before it becomes binding. Call 0488 340 853.

A solicitor, not a processing centre
Your file is run by an admitted Queensland solicitor who can give you legal advice on the contract, not a paralegal in a call centre who can only move paperwork.
Local, not national
We work from the peninsula and the Sunshine Coast. We know the councils, the overlays, the body corporates and the local agents — because we deal with them every week.
Fixed fees, quoted in writing
No 'from' pricing that grows at settlement. You get the professional fee in writing before we start, with searches and government fees itemised.
Free contract review before you sign
Send the contract through and we will read it and tell you what needs changing — at no cost and with no obligation to instruct us.
Redcliffe carries three quite different kinds of contract. There is the older post-war and 1960s housing stock through the back streets, where the risk is unapproved work and asbestos. There is unit and townhouse stock along Redcliffe Parade and the Suttons Beach end, where the risk sits in the body corporate records. And there is the estate sale, because Redcliffe has an older population than the Moreton Bay average and a large share of the homes we settle are being sold by an executor or under an enduring power of attorney.
The older homes are the ones that catch buyers. Enclosed carports, decks, patios and converted garages built decades ago without approval do not become approved with age — they become the buyer's problem after settlement, and an insurer can decline a claim on the strength of it. We search what council actually has on file rather than relying on what the marketing says.
Unit buyers should read the body corporate records before the finance date, not the week of settlement. Older Parade buildings have concrete cancer, balcony and window remediation histories, and the special levy for that work is often already voted on and sitting in the minutes. Once you have settled, you have bought the levy.
Because we are a law practice rather than a conveyancing-only business, a Redcliffe file that turns into a deceased estate, a family transfer or a contract dispute stays with us. We do the probate and the sale on the one file.
Michael Klein, our Legal Practice Director, lives in Redcliffe and was managing partner of GKS Law for many years. He still acts for long-standing peninsula clients and takes referrals from agents across Redcliffe, Kippa-Ring, Scarborough and the northern corridor, so the person reading your contract knows the streets, the buildings and the overlays it sits in.
Estate and attorney sales
Executor's authority on title, transmission applications, and sales under an enduring power of attorney checked against the conflict transaction rules so the sale cannot be attacked later.
Coastal and flood overlays
Storm tide, erosion-prone area and overland flow mapping checked early, because they drive both insurance premiums and what a lender will accept.
Contract review before you sign
We read the contract, the disclosure statement and any special conditions before you commit. Once signed, your options narrow to the cooling-off period and whatever conditions are already in the document.
Critical dates managed
Cooling-off, building and pest, finance and settlement dates are diarised and chased. Most disputes we are asked to fix started as a missed or badly worded extension.
Settlement through PEXA
Electronic settlement with funds and title transferring online, adjustments for rates, water and body corporate levies calculated and checked.
Who does conveyancing in Redcliffe?
Coastside Law does. We are a solicitor-run Queensland practice with offices at 40 Theresa Street, Golden Beach and on the Redcliffe Peninsula, acting for buyers and sellers in Redcliffe on fixed fees ($990 for a sale, $1,499 for a purchase, both inclusive of GST). Call 0488 340 853 or send us the contract before you sign it.
How much does conveyancing cost in Redcliffe?
Our fixed professional fee is $990 inclusive of GST for a residential sale and $1,499 inclusive of GST for a residential purchase. Searches, registration fees and transfer duty are additional third-party or government charges, and we set them out in writing before you engage us.
Solicitor or conveyancer — does it matter in Queensland?
Queensland does not licence non-lawyer conveyancers the way New South Wales and Victoria do; a property transfer here is legal work done by a law practice. The difference shows up when a file turns awkward — a caveat, a deceased estate on the title, a family transfer with a duty question, a contract that needs terminating. We deal with all of it in-house rather than referring you on.
What about the seller disclosure statement?
Since 1 August 2025 a seller must give the buyer a completed Form 2 seller disclosure statement, with the prescribed certificates attached, before the contract is signed. Get it wrong and the buyer may be able to terminate right up to settlement. We prepare the Form 2 for sellers and check it carefully for buyers.
Do I have to come into an office?
No. Queensland residential settlements run electronically through PEXA, so there is no cheque handover. You complete a verification of identity and sign a client authorisation, and the file runs from there. Our peninsula office at 15 Fortune Street, Scarborough QLD 4020 is available by appointment if you would rather meet in person.
We act on property across Redcliffe and Scarborough, Woody Point, Margate, Clontarf, Newport, Kippa-Ring, Rothwell from 15 Fortune Street, Scarborough QLD 4020. Michael Klein will usually run your file.
